Median first response is 38 minutes, 24/7. Non-emergencies are dispatched within 24 hours; emergencies (water, electrical, no-heat) are dispatched immediately. Repairs under your spend cap ($300 default) proceed without authorization; anything above is sent to you for approval with photos and a vendor quote.

What does owner reporting look like, and how often do I get paid?

Owner disbursements hit your bank by the 10th of every month via ACH. Your portal shows real-time rent ledger, expense receipts with photos, maintenance work-order history, and a year-end 1099 + Schedule E summary your CPA can drop straight into TurboTax.

What's the contract length, and can I cancel if it's not working?

Our standard management agreement is 12 months and renews month-to-month. Either side can end the agreement with 30 days' notice after the initial term — no exit fees. Active leases transfer cleanly to you or your next manager.
